Hudson Drive

Design and construction of an addition comprising a sunroom, mudroom, elevated patio and detached 2-car garage

The existing house had a detached carport 18" off a wooden deck attached to the rear of the house that blocked light and views into the backyard. The pressure treated deck was being destroyed by the southern exposure. The client wanted to remove the carport and wood deck, construct a detached garage, and build a sunroom addition off the Family Room that took advantage of the southern orientation. Removing the carport and building a detached 2-car garage away from the house on the back property line would improve views from the sunroom and create a better backyard. An elevated patio and mudroom serve as a transition from the detached garage into the kitchen. Secure storage under the sunroom was another desire of the client. The patio contains a recess underneath for trash and recycling bins. The client wanted the addition to appear as an original part of the house. The detailing in the soffit and craftsman vernacular were elements the design needed to celebrate. The project required getting a variance and the shared driveway required well-planned staging and daily clean-up. The sunroom is now the favorite space in the house and it has improved the adjoining family room by introducing more natural light.

Rocksprings Road

Custom home, intown infill

Taking what we learned from the Mellrich project, HRDB,Inc. had a desire to build a custom home coupling EarthCraft's green and energy efficiency strategies with high end construction. The result is this 4 bedroom/4 bath home with amenities we see as very desireable: 10' ceilings on main floor, 3 1/4" oak hardwood floors, a walk in pantry off the kitchen big enough for a second refrigerator or freezer, an Energy Star rated 42" cabinet depth GE Monogram refrigerator, a kitchen island that has a prep sink as well as a double sink, a laundry room with a utility tub and 9' of countertops, a travertine master shower with twin opposing shower heads, a Kohler Infinity tub that is comfortable for 2 adults, a walk up third floor playroom/entertainment room and attic storage. We took the insulated envelope a step further by using an exterior sheathing of 1/2" OSB with a 1" rigid insulation applied to the stud side so that the entire envelope has a 1" thermal break between the studs and exterior sheathing. We added a 2" Profoam application on top for an even greater performance number than Mellrich.

Friar Tuck Drive — Sherwood Forest

This project encompassed the gutting and renovation of an existing living room.  The ceiling was raised to from 8'0" to 10'0", a mahogany and painted wood grid was applied, and a trey was added to house wall washer recessed lighting.  The custom mahogany crown is attached from behind to avoid finish nail marks.  The windows, double doors, curio cabinets, and millwork are solid mahogany.  Lutron recessed lighting, remote controlled ceiling-to-floor window shades, and an Isokern fireplace make this room exceptional.
